Celebrity chef and Top Chef fan favorite Fabio Viviani brings his signature flair to Summerlin this summer with the debut of ai Pazzi, a modern Italian restaurant at JW Marriott Las Vegas. The opening is part of a sweeping culinary revamp at the resort and Rampart Casino in partnership with Fabio Viviani Hospitality. The country's only Michelin-starred Korean steakhouse is headed to the Las Vegas Strip. Cote, the acclaimed New York restaurant known for its A5 wagyu, in-table grills, and 1,200-bottle wine list, will open at the Venetian as part of the resort's $1.5 billion renovation. The Vegas location promises all the signature favorites — like steak-and-egg tartare with caviar — served in a striking, Rockwell Group-designed space with a dry-aging room, DJ booth, and skybox-style private dining rooms overlooking the action. The restaurant will take over more than 10,000 square feet in the resort's waterfall atrium with a design that founder Simon Kim describes as "stadium-style," with tiered rows of seating expanding upwards and outwards from the ground-level bar. Chef Gabriela Cámara, celebrated for her acclaimed Mexico City seafood restaurant Contramar, is bringing her celebrated coastal cuisine to Las Vegas with Cantina Contramar at the Fontainebleau. Designed by award-winning architect Frida Escobedo, the restaurant will serve the signature dishes that built Cámara's Mexico City seafood destination into must-visit dining — like tangy tuna tostadas and grilled whole fish splashed with vibrant red and green salsas. Partnering with Bertha González Nieves, founder of Tequila Casa Dragones and the first maestra tequilera, Cantina Contramar will also feature an exclusive tequila tasting room highlighting ultra-premium spirits. The Fontainebleau first announced the restaurant back when it opened in December 2023. While the resort has been stingy with updates, Cantina Contramar is still expected to open this year.

Located off the 215 Beltway, the new community will have 53 homes, with 22 lots already sold, with the first phase of development expected to complete at the end of 2025. Homes start in the low $800,000s, with floor plans ranging from 1,995 to 2,644 square feet and three to four bedrooms.

The homes have a focus on "courtyard living," where the space is designed around a central outdoor courtyard, with the home being rear-loaded.

"This is the only thing like it in Summerlin," said Klif Andrews, Tri Pointe Homes division president. "It's all about the courtyards and the way the house wraps around it, and buyers were super responsive to it."

Design by Berk

Berk has been working with Tri Pointe homes for 10 years, his first project being a show home for the International Builders Show — but now he has designed "a few dozen" of communities in Las Vegas.

The new endeavor with Edgewood is designed with family living in mind.
"Often designers focus on just making the home pretty, and they don't think about how people are going to live in it," said Berk. "We design these homes for families. We want people, when they walk in, to feel like they can live here."
Berk also incorporated textures into the space with stone back splashes, boucle, and grass cloth, as well as a mixture of neutral colors "anchored" by dark colors to make the space feel "punctuated."

Additionally, the Edgewood homes are part of his BB Edit Program with Tri Pointe, which helps remove the stress of picking materials for a new home. Each buyer can choose from one of the collections for their Edgewood home and there are options for furnishing as well.

Construction on 398 homes in a community called Esplande at Summerlin along Lake Mead Boulevard will start in the first quarter of next year with sales starting in the second quarter of 2026, the homebuilder said.

The resort living community will also feature a 10,000-square-foot clubhouse which will have a restaurant, spa, golf simulator, fitness center, pool, pickleball courts and walking trails. The homes will range from 1,500 to 3,200 square feet, the homebuilder said.

Clark County property records show a land banker purchased 88 acres spread over three parcels on behalf of Taylor Morrison in September for $107 million. The seller was Howard Hughes, the master-plan developer behind Summerlin.

Kent Lay, Las Vegas division president at Taylor Morrison, said the homes will have a Palm Springs modern feel.

"We are looking forward to bringing new housing to the Summerlin area and expanding our Esplanade brand to the Las Vegas market, while providing residents with signature resort-style amenities and wellness programs," he said.

Summerlin was recently ranked in the top 10 best-selling master planned communities (5th) in the country for 2024, according to a report released by RCLCO, a national real estate consultant. Summerlin had 1,055 home sales last year, according to RCLCO.

Summerlin is in its 35th year and features more than 300 parks, more than 200 miles of interconnected trails, multiple community centers, 10 golf courses and 26 public, private and charter schools.

In February, Raiders star Maxx Crosby purchased a Summerlin house with an indoor basketball court and in-ground trampoline for $5.68 million.

Clark County property records show Crosby purchased the home in the guard-gated enclave of Mountain Trails in Summerlin North. Crosby, who plays defensive end for the Raiders, has been with the team since the 2019 season when the team was still based in Oakland, California.

In May, former Raiders coach Josh McDaniels sold his Henderson home. The Anthem Country Club home in Henderson sold for $4.8 million. McDaniels bought the 6,705-square-foot, five-bedroom home in 2022 for $4.95 million.

The Santa Barbara-style property was built in 2005 on 0.51 acres and has mountain and city views, according to the former listing. Amenities include a three-car garage, movie theater, billiards room and a pool and spa with a large, covered patio and a built-in barbecue and outdoor fireplace. It overlooks the 15th green of the Anthem Country Club golf course.

In September, the Southern Highlands home of former Raiders quarterback Derek Carr was the highest priced sale in the valley, fetching $8.55 million, just below its listing price of $8.99 million. He put the house on the market in August.

The buyer was listed as a trust with Ronald Brown of Lexington, Kentucky, as the trustee, according to Clark County property records. Brown is a wealth management adviser for professional athletes.]]> <![CDATA[Top selling ZIP codes in Las Vegas for 2024]]>
The ZIP code 89166, which makes up the southern part of Mount Charleston and the upper part of the northwest valley including some communities such as Providence and Kyle Canyon, sold the most homes in 2024, according to Clark County property records. Records show 1,528 single-family homes, 224 townhouses and 20 condos sold in the area (for a total of 1,772 homes) from the start of 2024 though Dec. 16.

Coming in second place is the 89141 ZIP code, which encompasses the southwestern tip of the valley and parts of Southern Highlands, southwest of Enterprise. Property records show 1,387 homes, 227 townhomes and zero condos sold in the area in 2024 through Dec. 16.

In terms of dollar value, leading the valley is the 89135 ZIP code, which includes Summerlin South and the prestigious guard-gated community of Summit Club. A total of $1.2 billion in sales occurred in that ZIP code through Dec. 16 of 2024. That number includes $1 billion in home sales, $58 million in townhome sales and $82 million in condo sales.

Coming in second place for total value sold is the ZIP code of 89141, which is west of Interstate 15 and includes Enterprise, where $1 billion was sold over $92 million for homes, $90 million worth of townhomes and zero condos.

]]> <![CDATA[Las Vegas Market Stats]]> The Las Vegas Valley Real Estate Market received showed several positive signs in September, with New Listings up 12% from the year before and Pending Sales (accepted contracts that have not yet closed) up over 20% from the same time last year.


The Average Sales Price for Single Family Homes also went back up as well to back over $600,000 after a one month dip that saw more lower priced homes selling. While the median and average sales prices have fluctuated the past few months, this is due to more lower priced homes selling as prices have continued to slowly rise for the whole year.



We also saw a rise in home affordability, with it being over 3% better this year despite prices being higher than the same time last year, this is due mostly to the interest rates coming down into the mid-5's. While the expectations are that rates will continue to lower, it's expected that it will be incremental and most experts expect the largest drops are behind us.

Other Sellers Are Pulling Back. Should You Hold Off Too?

According to recent data from Altos Research, the number of withdrawals is increasing – that means more sellers are opting to pull their listings off the market right now. And this isn't unusual for this time of the year.

In the housing market, there are seasonal ebbs and flows. Inventory levels typically start to drop off a bit headed into the fall season as some sellers delay their plans until the new year. As Mike Simonsen, Founder of Altos Research, explains:

". . . we're seeing a more normal seasonal pattern now with inventory beginning to decline. We're also seeing more home sellers withdrawing their listings to try again next year. In fact, for every two sales, there is another listing withdrawn from the market."

But is that a smart move? While it might seem like a good idea to pull your listing too, here's why that approach may not pay off this year.

Today's Buyers Are Serious and Ready To Act

The biggest reason to stick with your plan to sell now is that the buyers who are looking at this time of year are serious about making a purchase.

They've been sitting on the sidelines for a while waiting for affordability to improve. And now that mortgage rates are down from their recent peak, they're ready to make their move. Mortgage applications are rising – and that's a leading indicator that buyers are preparing to jump back in. And since they've already put their needs on the back burner for so long, they're even more eager than buyers usually are at this time of year.

These aren't window shoppers. They're highly motivated buyers who want to move fast – and that's the kind of buyer you want to work with. As Freddie Mac says:

"During the fall months, serious homebuyers are eager to settle in to a new home before the holiday season ramps up and the winter weather begins."

]]> <![CDATA[Falling Mortgage Rates Are Bringing Buyers Back]]> If you've been hesitant to list your house because you're worried no one's buying, here's your sign it may be time to talk with an agent.

After months of high rates keeping buyers on the sidelines, things are starting to shift. Rates are already coming down due to a number of economic factors. And yesterday the Federal Reserve cut the Federal Funds Rate for the first time since they began raising that rate in March 2022. And while they don't control mortgage rates, this sets the stage for mortgage rates to fall even further than they already have – especially since more cuts from the Fed are expected into next year. And lower mortgage rates are bringing more buyers back into the market. Lisa Sturtevant, Chief Economist at Bright MLS, says:

"A drop in the cost of borrowing will help fuel more homebuyer demand . . . Falling rates will also bring more sellers into the market."

The best part? You can take advantage of that renewed buyer interest.

As Rates Fall, Buyer Activity Goes Up

The graph below illustrates the relationship between falling mortgage rates and rising buyer activity. The orange line represents the average 30-year fixed mortgage rate, while the blue line shows the Mortgage Bankers Association (MBA) Mortgage Application Index, which tracks the number of mortgage applications.

As you can see, as mortgage rates (orange) come down, the Mortgage Application Index (blue) rises, showing more people start to re-engage in the process (see graph below):



What This Means for You

According to the National Association of Realtors (NAR), home sales increased in July, which was a welcome shift after four straight months of declines. If you're a homeowner thinking about selling, this uptick in buyer activity works in your favor.

More buyers means more competition, which can lead to higher offers and shorter time on the market for your house. And, according to Edward Seiler, AVP of Housing Economics at the Mortgage Bankers Association (MBA), this trend is expected to continue:

"MBA is expecting that slower home-price appreciation, coupled with lower rates, will ease affordability constraints and lead to increased activity in the housing market."

Wardley's Take A Swing at Childhood Caner Golf Tournament was on April 22nd, and the number has not been finalized yet, but it looks to be the biggest one yet, raising over $36,000 for Nevada Childhood Cancer Foundation (NVCCF).   We have been growing this event since 2016, raising over $170,000. 

Nevada Childhood Cancer foundation is a local non-profit organization providing over 45 programs and services at no cost to pediatric and adult patients and their families living in Southern Nevada. The mission of NVCCF is to provide social, educational, financial, and psychological support services and programs to families of ALL children diagnosed with life threatening or critical illnesses such as cancer, HIV/AIDS, sickle cell, renal, blood and immunologic diseases and to provide healing arts and wellness programs to adults touched by cancer as well as to chronically ill children and their caregivers.

Since 1993, NVCCF has grown to offer over 45 programs and services including Camp Cartwheel, the largest summer camp in the western United States for critically ill children and their siblings, welcoming over 200 children and over 180 volunteers each year.

Pending sales rose over 44% from Dember to January and are up a staggering 14.6% year over year, all of this before the Fed has even met in March where many experts expect them to lower interest rates.

 

 

The median price (across all property types: Single Family/Townhome/Condo) in Las Vegas/Henderson is also up 5.7% year over year with an average sales price up 9%, all despite a slower than normal 2023 for total transactions. The continued rise in prices is largely due to low inventory as well as the still high number of both individuals and businesses moving to the Las Vegas Valley from other higher priced surrounding states. With interest rates likely headed down and no sign of any large jumps in inventory, these general trends are expected to continue in what is projected to be a good year in Real Estate in 2024.

There's a lot of confusion in the market about what's happening with day-to-day movement in mortgage rates right now, but here's what you really need to know: compared to the near 8% peak last fall, mortgage rates have trended down overall.

And if you're looking to buy or sell a home, this is a big deal. While they're going to continue to bounce around a bit based on various economic drivers (like inflation and reactions to the consumer price index, or CPI), don't let the short-term volatility distract you. The experts agree the overarching downward trend should continue this year.

While we won't see the record-low rates homebuyers got during the pandemic, some experts think we should see rates dip below 6% later this year. As Dean Baker, Senior Economist, Center for Economic Research, says:

"They will almost certainly not fall to pandemic lows, although we may soon see rates under 6.0 percent, which would be low by pre-Great Recession standards."

And Baker isn't the only one saying this is a possibility. The latest Fannie Mae projections also indicate we may see a rate below 6% by the end of this year (see the green box in the chart below):

The chart shows mortgage rate projections for 2024 from Fannie Mae. It includes the one that came out in December, and compares it to the updated 2024 forecast they released just one month later. And if you look closely, you'll notice the projections are on the way down.

It's normal for experts to re-forecast as they watch current market trends and the broader economy, but what this shows is experts are feeling confident rates should continue to decline, if inflation cools.

What This Means for You

But remember, no one can say for sure what will happen (and by when) – and short-term volatility is to be expected. So, don't let small fluctuations scare you. Focus on the bigger picture.

If you've found a home you love in today's market – especially where finding a home that meets your budget and your needs can be a challenge – it's probably not a good idea to try to time the market and wait until rates drop below 6%.

With rates already lower than they were last fall, you have an opportunity in front of you right now. That's because even a small quarter point dip in rates gives your purchasing power a boost.

A custom-built house perched high above the lights of the Las Vegas Strip has gone on the market for $18.5 million.

Located in the Dragon's Reserve in MacDonald Highlands community of Henderson, the property has seven bedrooms over 10,067 square feet. It was built by Blue Heron in 2021.

Listing real estate agent Natalia Harris of Las Vegas Sotheby's International Realty called the home "breathtaking."

"As you step inside, you instantly feel like you are soaring over Vegas," she in an email to the Las Vegas Review-Journal. "The combination of the 30-foot ceilings, open floor and panoramic Strip, city and mountain views truly make it one of a kind."

The house is packed with what is called James Bond "007 vibes," including 23-foot motorized pocket sliding doors and the ability to access the primary suite with a wave of the hand.

There is also a 2,000-square-foot infinity pool, a spa, an outdoor kitchen, full gym and chef's kitchen.

The sellers, who are pilots, told the Wall Street Journal that they designed the house with airplane and hangar-like angles, tall ceilings and glass walls. They also used the large garage as their own aviation museum covered with photos of planes.

Luxury home sales and all-cash sales continue to make up a significant portion of the Las Vegas Valley's real estate scene as sales slumped last year to their worst year since 2008.

Redfin has the median sale price for a house in Henderson at $455,000, above the average for the entire Las Vegas Valley.

LAS VEGAS (KTNV) — Super Bowl LVIII is just over two weeks away and work is well underway to prepare for The Big Game, which is being played in Las Vegas for the first time.

Construction of game-day stages and pavilions has been underway outside Allegiant Stadium since we hit the new year. Bridges crossing Las Vegas Blvd don "SBLVIII" branding and the promotions are starting to spread across the city. Some casino resorts, like Mandalay Bay and Luxor, have begun to shine purple at night, the primary color of this year's Super Bowl.

NFL Executive Vice President of Club Business and League Events Peter O'Reilly shared some of the "wow factors" the league has worked on for Super Bowl week that can excite local football fans.

"A massive 65,000-square-foot Super Bowl-themed video projection on the side of Caesars Palace," O'Reilley said. "A visual takeover of all the many LEDs along the Las Vegas Strip every evening from 5 to 5:30 p.m., some stunning visual activations on the Exosphere of the Sphere and massive graphics on the side of Allegiant Stadium."

Headliner fan events leading up to the game include Monday's Super Bowl Opening Night inside Allegiant Stadium and Wednesday's Super Bowl Experience in the Mandalay Bay Convention Center.

Opening Night offers the fans the chance to see inside the stadium, decked out for the championship game, and witness players speak to the media. Cost of entry is $30.

The Super Bowl Experience allows fans to try their hand at a wide array of physical football activities and see items of NFL history like every Super Bowl ring and the Vince Lombardi Trophy. Cost of entry is $25 and is free for children ages 12 or under.

​"It's an elevated experience from any other Super Bowl Experience we've done," O'Reilley said. "Kind of everything, whether you're six years old or 70 years old, you wanted to ever do as an NFL fan."

From a Strip decked out in football to engaging fan events, Super Bowl week should provide quite the atmosphere for local fans before the game kicks off on Feb. 11.

While the FED has not actually lowered their prime interest rate, they have signaled that they intend to lower interest rates 3 to 4 times in 2024 with the first one expected in March. Despite the fact that the prime rate has not actually been lowered, mortgage interest rates have already moved down around a full percentage point from November, brining an average savings of $400 per month to buyers on a median priced mortgage. This has already led to a rise in pending sales in December, despite the holidays, a great sign that activity is likely to continue to pick up earlier than normal this year.

According to the latest data from Fannie Mae, 23% of Americans still think home prices will go down over the next twelve months. But why do roughly 1 in 4 people feel that way?

It has a lot to do with all the negative talk about home prices over the past year. Since late 2022, the media has created a lot of fear about a price crash and those concerns are still lingering. You may be hearing people in your own life saying they're worried about home prices or see on social media that some influencers are saying prices are going to come tumbling down.

If you're someone who still thinks prices are going to fall, ask yourself this: Which is a more reliable place to get your information – clickbait headlines and social media or a trusted expert on the housing market?

The answer is simple. Listen to the professionals who specialize in residential real estate.

Here's the latest data you can actually trust. Housing market experts acknowledge that nationally, prices did dip down slightly late last year, but that was short-lived. Datashows prices have already rebounded this year after that slight decline in 2022 (see graph below):

But it's not just Fannie Mae that's reporting this bounce back. Experts from across the industry are showing it in their data too. And that's why so many forecasts now project home prices will net positive this year – not negative. The graph below helps prove this point with the latest forecasts from each organization:

 

What's worth noting is that, just a few short weeks ago, the Fannie Mae forecast was for 3.9% appreciation in 2023. In the forecast that just came out, that projection was updated from 3.9% to 6.7% for the year. This increase goes to show just how confident experts are that home prices will net positive this year.

So, if you believe home prices are falling, it may be time to get your insights from the experts instead – and they're saying prices aren't falling, they're climbing.

There's been a lot of misleading information about home prices over the past year. And that's still having an impact on how people are feeling about the housing market today. But it's best not to believe everything you hear or read.

Nearly every monthly indicator was better in September than it was this same time last year, including Days on Market, List Price to Sales Price Ratio (nearly 1% higher than last year) the inventory is down (which is causing the prices to continue to rise) and 1 in 4 homes actually sold over list price last month.

 

With the slow down at the end of the 4th quarter of 2022 now squarely in the rear view mirror, the market appears primed to remain steady until interest rates decrease and will likely take off again as soon as that happens.

Are you thinking about making a move? If so, all the speculation that home prices would crash this year may have you feeling a bit on edge about your decision. Let the data and the experts reassure you. Prices aren't in a downward spiral and will actually finish the year strong.

Even though you may have heard talk that prices would drop 5, 10, or even 20% this year, that hasn't happened. The big reason why is the supply of homes for sale is too low. There are just more buyers looking to buy than homes available, and that's kept prices from falling.

To prove this year wasn't a bust for home prices, let's look at the latest 2023 forecast from a number of experts.

Most Experts Project Home Prices Will Net Positive this Year

The general consensus from industry experts is that home price appreciation will actually be positive for 2023. The graph below shows the latest 2023 year-end forecasts from six different organizations:

As you can see, all but one project nationally prices will net positive this year. That's significant because it shows the majority are optimistic about home price growth.

If you're still worried about the one red bar that shows an overall price drop for the year, think about this. The projection from the National Association of Realtors (NAR) is for only a slight decline. It's not the big crash all the headlines called for. Plus, if you average all six forecasts together, the expectation is that prices will net somewhere around 3.3% positive growth for the year.

If these 6 organizations aren't enough to convince you that prices won't come tumbling down, here's something else to consider. One of the six forecasts represented in the graph is the Home Price Expectation Survey (HPES) from Pulsenomics. It combines survey results from over 100 economists, investment strategists, and housing market analysts. The HPES found that the average from all 100 of those experts is 3.3% price growth for the year.

If you look back at the graph above, you'll notice the blue average for the forecasts in this graph is also 3.3%. While individual forecasts may vary, both the HPES survey and the average of these forecasts provide the same projection. And 3.3% appreciation is a completely different story than prices falling.

Bottom Line

 ". . . homeownership is a catalyst for building wealth for people from all walks of life. A monthly mortgage payment is often considered a forced savings account that helps homeowners build a net worth about 40 times higher than that of a renter."

The big reason why? Homeowner's build equity. Home equity is the value of your home minus the amount you owe on your mortgage. And for most homeowners, that's the largest contributor to their net worth. Here's the data from First American to prove it (see graph below):

The blue portion of each bar represents housing as a portion of net worth – and it's clearly a bigger contributor than other investments like stocks, gold, and cryptocurrencies. As you can see, across different income levels, homeownership does more to build the average household's wealth than anything else.

The first Sphere portions of the Formula One Las Vegas Grand Prix circuit were paved over the weekend, with a bevy of road impacts planned over the next few months on the rest of the 3.8-mile track.

Crews will continue initial track paving operations through Sept. 1 on the public portions of the F1 track, while final paving work will begin July 31 on Sands Avenue between Las Vegas Boulevard and the Sphere.

"We recognize this is a challenging time right now with road construction in the resort corridor, and we know this is a frustration being shared by many who need to frequent this area on a daily basis," Clark County spokeswoman Jennifer Cooper said in a statement. "As these projects move forward over the coming weeks and months, reprieve will come as the work concludes."

Cooper recommends that residents stay up to date on resort corridor road construction on the county's website dedicated to roadwork in the vicinity of the Strip. The website includes detailed maps and the schedule of projects to help motorists plan their commute and navigate road closures.

The Las Vegas Grand Prix track includes portions of Las Vegas Boulevard, Koval Lane and Harmon and Sands avenues. The inaugural grand prix weekend is scheduled for Nov. 16-18, with the race beginning at 10 p.m. on Nov. 18.

Initial paving operations are expected to be completed over the next several weeks. Through Friday, work will take place on Koval northbound and at the intersection of Spring Mountain and Las Vegas Boulevard. Operations then shift to Koval southbound between Aug. 28 and Sept. 1.

Lane and road closures include:

Rolling lane closures on the east side of Koval northbound between Flamingo Road and Westchester Drive. This work began on Sunday night and is expected to go through 3 p.m. Friday.

Closures at the intersection of Spring Mountain eastbound and westbound at Las Vegas Boulevard from 9 p.m. on Monday until 9 a.m. on Friday. There will be no through traffic allowed on Sands westbound or on Spring Mountain eastbound. Motorists traveling on Las Vegas Boulevard will be able to drive north and south through the intersection.

Rolling lane closures southbound on the west side of Koval between Westchester Drive and Flamingo running between Aug. 28 and 9 a.m. on Sept. 1.

The final track paving operations beginning next week are to include seven sections, with five being in the public right of way and two (F1 paddock site and the Sphere) being on private property.

Those sections:

July 31-Aug. 4, on Sands between the Sphere and Las Vegas Boulevard.

Aug. 7-11, on Las Vegas Boulevard between Treasure Island and Bellagio.

Aug. 14-18, on Las Vegas Boulevard between Bellagio and The Cosmopolitan of Las Vegas.

Aug. 21-25, on Harmon between Planet Hollywood Resort and Koval.

Sept. 18-22, around the Sphere site.

Sept. 24-29, around the paddock site.

Oct. 2-6, on Koval between the paddock site and the Sphere.

Talks continue on how much the county is responsible to pay in connection with the roadwork, which is expected to cost $80 million. At a Clark County Commission meeting in June, race officials requested that $40 million in public money go toward that work.

"The county's negotiations with F1 remain ongoing, but a public discussion will occur before the board when a dollar amount is determined for the board's consideration," Cooper said.

Located at 11051 Witchcraft Court in the gated The Summit Club, the property was designed and built by Blue Heron and features an outdoor kitchen, three retractable flat-screen TVs, an elevator, a pizza oven, cabanas, two zero-edge pools and two spas.

The property is located west of the Siena Golf Club, in Summerlin, which was recently ranked as one of the top-selling master-planned communities for 2023.

The $23.5 million price tag makes the residence one of the most expensive homes in Las Vegas, and listing Realtor Lillie Shines of Coldwell Banker said in a news release for the property that the idea of the house is "minimalist luxury."

"The sophisticated, single-story design of the main house features retractable glass walls which open to create a seamless indoor/outdoor living experience that beautifully incorporates the home's captivating exteriors and natural surroundings," she said.

The listing comes at an interesting time for luxury real estate in Las Vegas, as a recent Redfin report says the city is leading the nation when it comes to a drop in luxury listings out of all the major cities in the U.S. Realtors have turned to unique marketing strategies for higher end properties in some cases in the city, even offering a Ferrari with the purchase of a mansion.

The median price for a single family home in the Las Vegas Valley went up $6,000 in July, going from $444,000 the previous month to $450,000. This matches the first time since last July that the median price has been the same or higher year over year, after experiencing a small price decrease from August 2022 to December 2022. The average sales price is also up year over year, from $549,950 last month to $569,962 in July 2023 (a 4.6% increase from last year).

 

Home prices are continuing to rise (although much more steadily than in 2021/2020) despite total sales being down, largely due to the fact that the inventory of homes on the resale market remains very low, currently there are only about 4,000 single family homes for sale in the Vegas Valley and only two months supply based on the current sales. A "normal" market is between 5 to 6 months worth of inventory, which would bring price increases to a halt, but there's no current signs of the price increases slowing in the near future.

 

Many people had feared the higher interest rates of the past 12 months would cause a crash in the Real Estate Market, but while they slowed the market last year and initially shocked some Sellers into dropping prices, the higher interest rates are also keeping some potential sellers from listing their homes this year and actually is contributing to the low inventory and ensuing price increases. Las Vegas remains a very strong relocation city, as people from California, Washington, Oregon and other much higher priced states continue to move here and eat up the little bit of inventory that remains.

 

Days on market, list price to sales price ratio, pending sales and new listings all moved into more Seller friendly ranges in July, showing that the price increases from recent months, while at a slower and more normal pace, is likely to continue.
